OMA and with to breathe new life into perth concert hall
OMA’s Australian office and Perth-based WITH Architecture Studio reveal the design for the renovation of the heritage-listed Perth Concert Hall, a 51-year-old heritage-listed building and prime example of Brutalist mid-century classical architecture. Set to begin in 2025, the redevelopment will create a new home for the West Australian Symphony Orchestra (WASO), which has been using the hall for decades, while preserving the architectural integrity of the building. OMA and WITH’s design includes state-of-the-art rehearsal and performance spaces, enhanced public areas, upgraded food and beverage facilities, and improved seating within the auditorium for better sightlines.
The Perth Concert Hall, completed in January 1973, holds the distinction of being the first concert hall built in the country after World War II, opening just nine months prior to the Sydney Opera House. Originally designed by architects Jeffrey Howlett and Don Bailey, its defining feature is the use of off-form concrete, a pioneering technique that imparts distinctive textures and patterns to the facade of the building. This cultural landmark hosts over 160 events each year and serves as a vital venue in the city.

TRANSFORMING A 51-YEAR-OLD HERITAGE BUILDING
In the renovation plans, OMA Australia, in collaboration with WITH Architecture Studio, seeks to maintain the original building’s qualities while introducing new architectural elements. ‘The Perth Concert Hall – in both its architecture and the performances it hosts – has much cultural significance for Perth,’ notes Paul Jones, director of OMA Australia. ‘Our design will preserve the hall’s architectural integrity and world-class acoustics, while introducing new public spaces that tie the hall closer with the community.’
In addition to modern performance infrastructure, the redesign introduces improved accessibility from street level, making the venue more inclusive for all users. The architects grant direct access to the level two lobby from the northern and southern sides of the building. A red carpet walkway, crafted from recycled brick, transforms the northern plaza into a public forecourt, leading from St. Georges Terrace into the lobby. On the southern side, new staircases and a lift provide access to a terrace overlooking the Swan River. The transformation addresses longstanding efforts to secure a home for WASO, which also supports the West Australian Opera and Ballet. Additionally, expanded backstage facilities will streamline production processes, supporting performers and elevating the overall experience for artists and audiences.

lobby spaces become a meeting point for cultural community
The level two foyer will become the new main entrance to the auditorium, which will maintain its renowned acoustics while introducing a new seating layout. Expanding toward the Swan River, the lobby will feature new bar areas and a terrace, offering additional event spaces. Both the level one and level two lobbies will be refurbished, preserving the iconic red carpet and incorporating additional materials to the interior. The level one lobby will function as a musicians’ lounge by day and transform into a patron space during performances. A new staircase, complementing the existing spiral staircase, will improve circulation between floors.
OMA and WITH Architecture Studio prioritize safety and compliance upgrades as well, with improvements such as enhanced lighting and family-friendly features creating a secure environment for all visitors. A fully automated stage lift will facilitate more efficient production logistics, making the venue capable of hosting a wider range of performances. Outdoor spaces will be landscaped to host events and festivals, contributing to the activation of the precinct. These enhancements align with the broader aim of enriching Perth’s cultural fabric, transforming the Concert Hall into a meeting point for the community.

The project will commence with the closure of the venue in late 2024, followed by the awarding of contracts and the start of construction in 2025. The construction phase is expected to continue through 2026 and 2027, with the venue scheduled to reopen in early 2028. Upon completion, the Perth Concert Hall will reinforce its role in the cultural scene of Perth, offering world-class performance spaces and enhanced public amenities for generations to come.
