前言

青岛桃李春风小镇（以下简称青桃）位于山东省青岛市西郊外的胶州里岔镇。随着中国城市化进程的不断发展，青岛也从“以土地和经济为导向”的外延式增量扩张转向“以人和生态为本”的内涵式存量更新的新趋势；面对山东老龄化持续加重至 22.3%（居全国之首），山东已进入“中度老龄化社会”，胶州市将成为未来青岛城区扩容发展的重点区域。

Introduction
The spring blossoms town of Qingdao (hereinafter referred to as the Green peach ) is located in Licha Town, Jiaozhou, outside the western suburb of Qingdao City, Shandong Province. With the continuous development of China's urbanization, Qingdao has also shifted from extensional incremental expansion of "land and economy-oriented" to the connotative inventory update new trend of "people and ecology-oriented". Facing the increasing aging of Shandong to 22.3% (ranking first in the country), Shandong has entered a "moderately aging society", and Jiaozhou will become a key area for the expansion and development of Qingdao in the future.

基于新时期城市发展新需求，ZSD卓时与ZWA卓时水石以一体化的设计模式，从前期总体规划到建筑、景观、室内落地，将一体化贯穿于对当地田园牧歌与尧王山水在过去和当代内涵的解读中，并对其进行了空间、自然、文化、产业、居住五个维度的梳理，以解决现存“城乡问题”、完善“生态空间”，填补社会“老龄化需求”，促进当地“经济升级”等多重目标，确定了此次以田园康养为特色，游居产养四位一体“尧王山水祓地，田园牧歌小镇”为定位的青岛桃李春风小镇。

维度——空间

青岛桃李春风小镇，整体规划范围约5500亩, 一个水库、一座山丘、三个村庄和广袤无垠的原野是项目场地的核心资源要素。

Dimension--space
The overall planning area of Qingdao spring blossoms Town is about 5500 acre. A reservoir, a hill, three villages and vast fields are the core resource elements of the project site.

设计遵循“因应自然，顺势而为”的总体原则，根据现状用地条件进行设计用地整合，对不同片区用地形成针对性的功能适配。

保护中央水库、生态汇水线及山体林地等，并结合基地现状、坡度及坡向，形成与自然最为匹配的选地方式。

The design follows the general principle of "responding to nature, following the trend", integrating the design land according to the current land use conditions, and forming targeted functional adaptations for different areas of land use.
Protecting the central reservoir, ecological catchment and mountain woodland, and combining the current base situation, slope and aspect to form a land selection method that best matches the nature.

规划以山水田林为自然基底，以尧王山、水库及汇入水库的河道为切入点，串联起“一核、五心、两轴、四组团”的小镇生态画卷。打造中部小镇中心及生态轴延伸下的五个邻里中心，形成配套服务轴及生态乐活轴，以此为小镇结构形成四个不同功能及定位的片区组团。

The plan takes the mountains, rivers, fields and forests as the natural base, takes King Yao mountain, the reservoir and the river confluence into the reservoir as the starting point, and connects the ecological picture of the town with "one core, five centers, two axes and four groups". To build the center of the central town and five neighborhood centers under the extension of the ecological axis, and forming a supporting service axis and an ecological LOHAS axis, so as to form four district groups with different functions and positioning for the town structure.

小镇不止是一个空间结构，还是一个具有诸多层次的社会结构，其完整性与联系性的丧失往往会产生出更加严重的社会问题。

规划设计试图提供一个更具有内聚和连续性的小镇肌理；小镇中心区块、内提供可以整合与渗透康养资源（如健康管理、颐乐学院）的颐养服务极核，以辐射各主题片区形成四大版块颐养配套集群，多点散布小型服务设施的三级公共空间布局，赋予这些生活中心相互独立而又联结，充满着生活的温度。

The town is not only a spatial structure, but also a social structure with many levels, and the loss of its integrity and connection will often lead to more serious social problems.
Planning and design try to provide a more cohesive and continuous texture of the town. The central block of the town provides a polar core of health care services that can integrate and infiltrate health care resources (such as health management and the pension college), so as to radiate each theme area to form four sections of supporting clusters, multi-point distribution of three-level public space layout of small service facilities, giving these life centers independent and connected, full of life temperature.

维度——自然

小镇的公共开放空间也必须同时具有自然生态和城市景观功能，除了继续维育已有的重要生态元素以外，设计尤其重视对流转土地的开发利用，建设多样化的景观形式来重新构建公共道路与广场空间，使之具有实现多样化生态、 景观和经济过程的可能。

Dimension-- nature
The public open space of the town must also have the functions of natural ecology and urban landscape at the same time. In addition to continuing to maintain the existing important ecological elements, the design pays special attention to the development and utilization of the transferred land. Building a variety of landscape forms to rebuild the public road and square space, so as to make it possible to realize diversified ecological, landscape and economic processes.

目前青桃西岸滨水的100亩花海工程已于19年8月正式开放，成为小镇最新的打卡胜地，并初步形成了带动周边产业发展的“触媒效应”。

维度——文化

青岛胶州市从西周开始，就已创造出具有滨海特点的大汶口、龙山的地域文化特色。里岔镇在秦汉时代，也曾是汉代祓（古字音意通“福”）国都城，以及明代的牧马城。

在4000年漫长历史发展过程中，里岔演变出以农家乐形式的农耕旅游（其中占据胶州整个旅游业总收入 70%的为中小型农家乐）。

Dimension-- culture
Since the Western Zhou Dynasty, Jiaozhou City in Qingdao has created the regional cultural characteristics of Dawenkou and Dragon mountain  with coastal characteristics. During the Qin and Han dynasties, Licha Town was also the capital city of the Han Dynasty (the ancient word "Fu"), as well as the horse-breeding city of Ming Dynasty.
In the long history of 4000 years of development, Licha has evolved farming tourism in the form of farmhouses (of which 70% of Jiaozhou's total tourism revenue is small and medium-sized farmhouses).

基于已有的传统文化层面，设计对一些典型性的文化场所进行了空间整合和精细化管理，并挖掘出传统农耕文化中更深层面的思想核心：四季耕作、顺天养生、顺时饮食，自然顺生的生存方式和其乐自得的生活态度。

In the early stage of town planning, Green peach was consciously placed in the global wave of new economy on knowledge, tourism and culture to absorb the resources and connotations of traditional culture, modern culture and natural culture.
Based on the existing traditional culture level, the design carries out spatial integration and fine management for some typical cultural places, and excavates the deeper ideological core of the traditional farming culture: farming in the four seasons, keeping good health, eating at the right time, the natural and comfortable life attitude.

同时，现有的农家乐娱乐呈现功能单一化，配套设施较为落后，人们少有长期出游至此的打算的状态反馈；这一现象也同样体现在，现有依托政府规划及医疗机构的康养市场，康养机构品质参差不齐，整体中低端为主，且内容单一。而现代消费主导的市场，则呈现出对于康养配套品质化及丰富性的聚焦需求。

At the same time, the existing farmhouse entertainment presents a single function, the supporting facilities are relatively backward, and people rarely have status feedback on their long-term travel plans; this phenomenon is also reflected in the existing health care market that relies on government planning and medical institutions. The quality of health care institutions is uneven, with the overall low-end and the single content. The modern consumer-led market presents a focused demand for the quality and abundance of health care facilities.

维度——产业

充分挖掘已有资源打造有活力的田园综合体，全龄颐养与农业紧密结合互相促进，以产业带动就业，产业集聚人口，实现乡村的振兴。

“20%地产+40%农业+40%其他”，作为宋卫平理想小镇的产业模式，蓝城小镇用其经验告诉世人，小镇农民可以生活得更好。

与过去相比，当前的城市社会组织形式变得更为灵活多样。城市居民的聚集方式发生变化，他们开始通过生活方式来形成群体，而不是像从前那样，全依赖职业属性或者工作场所。

The value of farming has been re-examined as experiential (aesthetics) as the core connotation of agricultural tourism in a small town. While respecting and promoting the local localization, "the aesthetic value of agricultural space" is open to all age groups in the form of natural education, natural experience and natural art.
“20% real estate + 40% agriculture + 40% others", as the industrial model ideal town of Song Weiping, Blue town used its experience to tell the world that farmers in the town can live better.
Compared with the past, the current form of urban social organization has become more flexible and diverse. The way urban residents gather has changed, and they begin to form groups through their way of life, rather than relying entirely on professional attributes or workplaces, as they did in the past.

平缓的尧王山脉在繁茂的田野尽头蔓延 The gentle King Yao mountains spread at the end of the luxuriant fields.

“青岛桃李春风展示中心”选址于青桃小镇的东北角。东侧紧邻G22青兰高速出口；西侧毗邻不可多得的自然山脉（尧王山）和水体（黄家河水库）景观资源。"

建筑设计围绕尧王山和黄家河水库，从园、厅堂、街巷、宅、内院、田，6个部分，构建出未来青桃小镇的中式居住示范。

Qingdao spring blossoms Exhibition Center" is located in the northeast corner of Green peach Town. Its east side is close to the G22 Qinglan Expressway exit; the west side is adjacent to the rare natural mountain (King Yao Mountain) and water resources (Huangjia River Reservoir) landscape resources.
The architectural design revolves around King Yao mountain and Huangjiahe Reservoir, from six parts: garden, hall, street, house, inner courtyard and field, to construct a Chinese-style living demonstration of Green peach town in the future.

▵ 行走动线 The walking line

建筑以“祓园十景”塑造出“虽四时之景不同，而景物无不适人”，处处有情，面面生意的观景点位与含蓄有曲折，余味不尽的空间流线。

The architecture uses the "Ten landscapes of the Garden" to create a space streamline with "although the four seasons’ scenery is different, but the scenery is not unsuitable for people". There are emotions everywhere, and the business-oriented viewpoints and the implicit and endless space streamlines.

6.1 厅堂

厅堂作为中国历史上院落建筑中重要的接待空间，是整个宅院秩序和规则的表层象征。展示区在布局上采用四进式的院落序列，以回归礼制，彰显北方一院相承的归家仪式。

Hall
As an important reception space in courtyard buildings in Chinese history, the hall is the surface symbol of the order and rules of the whole house. In the layout of the exhibition area, a quadruple courtyard sequence is adopted to return to the etiquette and highlight the homecoming ceremony inherited by the first courtyard in the north.

入口匾额，点题自里岔汉代的“祓国”都城之名。

The entrance plaque is named after the name of the capital city of Han Dynasty in Licha Han Dynasty.

落客区

二进院落是落客点，也是眺望空间。三面视野贯穿的随墙门，映衬着远处的尧王山和黄家河。

Drop-off area
The second entrance to the courtyard is not only the drop-off point, but also the overlooking space. The door with the wall runs through the three horizons, silhouetted against the King Yao mountain and the Huangjia River in the distance.

四水归堂

三进院落中间是个与外部水体呼应的内部水院。水院在四面围合的基础上增加了公共回廊，纯木材的构造与宜人的尺度，在雨落时节，雨丝落在瓦上汇聚成线，顺着瓦当落入水池，噼啪声不绝，宛若江南春雨。

在展示中心的销售功能结束后，建筑将得到保留并转为精品酒店使用。四进院落在未来会被用于客房居住，因此设计更加注重对于私密性院子的安静营造。

建筑门窗对称布局，出檐平远和缓，景观铺地与植物浓淡相宜，空间平稳安定，氛围温馨静逸。

Horse herding post house
At the end of the sales function of the exhibition center, the building will be retained and converted to a boutique hotel. Four entrances courtyard will be used for guest rooms in the future, so the design pays more attention to the quiet construction of the private courtyard.
The doors and windows of the building are symmetrically arranged, the eaves are flat and gentle, the landscape floor is suitable for the density of plants, the space is stable and stable, and the atmosphere is warm and quiet.

6.2 园

五进的园林空间实则低于西边的厅堂建筑，其中黄家河因近几年雨水不够丰沛，出现了明显的水位下降，并最终导致西侧水面与东侧马路面高差达到8米。

Garden
The garden space of five entrances is actually lower than that of the western hall buildings, in which the water level of the Huangjia River has dropped obviously due to the lack of abundance of Rain Water in recent years, which eventually leads to a height difference of 8 meters between the west water surface and the east horse road.

“眼前有景”被童寯先生视为造园中的最高境界。卓时建筑与卓时景观一同，针对高差的临水难题，在高于水库3.5米的位置设计出一个与黄家河水体相连的人工园林水池，企在将山体与河水纳入展示的景观体系，以创造超越现有大小的湖面景象。"

借景造园

不同于南方园林的内向性，对青桃理水中的借景，为园林带来更具北方磅礴视野的开阔格局。

“旷奥相间，妙在互换”，因此设计在对叠山造园上，更加注重大尺度中与小尺度的对比与衬托呈现。

Borrowing scenery to build a garden
Different from the introversion of southern gardens, borrowing scenery from Green peach Lishui brings an open landscape with more magnificent northern views to the garden.
" Open and austere is alternated with each other, and the beauty is interchangeable." Therefore, the design focuses on the contrast between the large-scale, medium- and small-scale and the presentation of the landscape of the stacked mountains.

▵ “祓园十景” Ten landscapes of the Garden

从一二湖石，到叠石造山，亭、廊、桥、榭、轩与景观互相穿插贯通，疏篱点景，为园景深度和层次增添出大小、开合、高低、敏感变化的视觉感受。使得大山大水下的园林疏密得宜，兼具北方的深邃与南方的含蓄。

From one or two lakes and stones to stacked stone orogeny, pavilions, corridors, bridges, pavilions, pavilions and landscapes interpenetrate with each other, thinning hedges and landscapes, adding a visual sense of size, opening and closing, high and low, and sensitive changes to the depth and level of the landscape. 《园冶》立基中“凡园圃立基，定厅堂为主”说到最重要的景观往往围绕主要厅堂而设。建筑以吊层的方式，令地面主建筑与地下园林完美高差契合。

In the foundation of <Art of Garden-Building>", it is said that the most important landscapes are often set around the main halls. The building uses the way of hanging layer to make the height difference between the main building on the ground and the underground garden fit perfectly.

▵ 对景——被看的建筑 Opposite scene-- the building being seen

建筑设计通过多次的电脑模拟，取得了站在建筑一层最佳的俯视高度，以看到近水接远水，湖水映远山的绝美景观。

Through many computer simulations, the architectural design has achieved the best overlooking height of standing on the first floor of the building, in order to see the beautiful view of the near water connecting with the distant water and the lake reflecting the distant mountains.

▵ 对景——从建筑看出去 Opposite scene-- looking out from the building

比起平地水平的廊，项目高差的地势使得廊随地形而弯，依势而曲，访客全然的“沉浸”在园林之中。

Compared with the horizontal corridor on the flat ground, the height difference of the project makes the corridor bend according to the terrain and bend according to the situation, and the visitors are completely "immersed" in the garden.

在针对落客亭、远翠阁等重要节点空间，其屋檐选择传统木构，但摒弃了繁复的装饰花样，只保留必要的木柱与轩等构件，最终呈现的效果既满足了中式园林的营造规则，又不失传统韵味。

6.3 街巷

邻里街巷空间收放相间，复合型的街巷，同时适应着车行区域、步行区域、植物带的需求。设计将人行巷道控制最小4m，人车混行的巷道尺度拓宽至8-10m。在保证高效使用的同时，又存有模糊性和交叠性，创造出多种多样的可能性。

阡陌巷道之间，夹杂着组团的“眼”，一块草坪、一座小亭子、一棵古树、一口井；留存着中国传统公共生活的韵味的街巷，形成多样而具有生活气息的小镇街巷。

Streets alleys
Neighboring streets and lanes are spaced together, and compound streets and lanes are also adapted to the needs of car areas, pedestrian areas, and plant belts. The design controls the pedestrian laneway to a minimum of 4m, and the laneway scale for mixed pedestrian and vehicle traffic is widened to 8-10m. While ensuring efficient use, there is also ambiguity and overlap, creating a variety of possibilities
Between the buildings and lanes, there are grouped "eyes", a lawn, a small pavilion, an old tree and a well; the streets and alleys that retain the charm of Chinese traditional public life form a variety of small town streets and alleys with the flavor of life.

6.4 宅

尽管居住单元体现的是均质化需求，建筑设计仍然追求类型的多样性，南入户型与北入户型采用不同的入户院门设计。

南入户采用带披檐的随墙门，高大敞亮又能遮风挡雨；北入户采用简化蛮子门，双坡造型富有书卷气，有一定的进深又很实用。每家每户都有独立的院门院墙，构筑起居家生活的私密属性。

Residence
Although the residential unit reflects the homogenization demand, the architectural design still pursues the diversity of types, and the south entry type and the north entry type adopt different entrance door design.
The door with eaves is adopted in the south, which is tall and bright and can shield the wind and rain; in the north, the door is simplified, and the shape of the double slope is full of bookish style, which is deep and practical. Each family has its own courtyard wall, which constructs the private attribute of home life.

中式建筑营造具有强烈的人工设计依赖性，现场设计监管成了保证效果的重要一环。如屋脊的发戗设计，不单在方案阶段进行设计控制，更需要在现场施工过程中与古建师傅多次沟通、比对样板，来保证设计效果的完美呈现。

The construction of Chinese-style architecture has a strong dependence on manual design, and on-site design supervision has become an important part to ensure the effect. For example, the design of the roof ridge not only carries on the design control in the scheme stage, but also needs to communicate with the ancient construction master many times and compare the template in the process of on-site construction, so as to ensure the perfect presentation of the design effect.

在对青桃中式营造的设计中，对于起源于江南杭州的“桃李春风”小镇品牌的发掘，不只拘泥于传统桎梏，而是需要区别并联系基于南北方地域及气候带来的差异性。

为应对更加寒冷的北方气候。建筑保温材料的厚度达到130mm，对原本成熟的空间尺度提出了挑战。例如原本900宽的侧院，就能满足600窗的开启要求。但本项目由于保温材料的厚度，户型上就会适当调整开间尺寸，增加侧院的宽度来适应最小开窗尺寸的诉求。

However, due to the thickness of the thermal insulation material in this project, the size of the bay will be appropriately adjusted and the width of the side courtyard will be increased to meet the demand of the minimum window size.

墙垛墀头的实际位置，会因为保温材料厚度，在施工中需要偏移固定，才能达到完成后与外墙平齐，保证视觉上檐口部位的舒展与轻巧。

6.5 内院

居住内部与外部同样注重各自的独特性与多样性的并存。设计为每户都配有不小于60平方米的独立庭院，作为私享的自然空间，并可划分为多重院子。

在规划前期也充分考虑从建筑、景观到室内的适老化设计。入户结合玄关设置为礼宾小院；南侧结合餐客厅与外廊灰空间形成主庭院，家人平时的休闲活动都可以在这里进行；老人卧室的外侧设置独立的生活小院，可避免老人晨练活动与其他家人休息时间的冲突。厨房北面围出设备小院，满足生活需求又兼顾庭院空间美化。

6.6 田

在展示区南侧超出红线外的区域，是大片的田园示范，与小镇一同共享“一分田”的集体价值理念。每户家庭被分配到一分田，在邻里农场里体验自己耕种劳作的快乐，并与邻里共享周边配套资源。

田园在小镇被视为开放空间的一部分，并成为私人和集体共同分享的公共花园，居民被赋予更多邻里交流的机会与田园实践的可能。

Field
In the area beyond the red line on the south side of the exhibition area, there is a large pastoral demonstration, sharing the collective value concept of "one share of land" with the town. Each family is assigned a sub-field to experience the joy of farming on the neighborhood farm and share the surrounding supporting resources with the neighbors.
The countryside is regarded as part of the open space in the town and has become a public garden shared by private and collective, and residents are given more opportunities for neighborhood communication and the possibility of pastoral practice.

理想的小镇实现是基于现实中小镇与人个体关系的叠加；稳定而持续的关系发生的基础，在于双方都能成为更好的自己。

可持续性发展、地域性思考、以当代视角找到在地性的解决方案是卓时贯穿一体化设计全程的价值观。青桃小镇独特的环境背景，使得方案充满了复杂性和多元性，这也充分反映出一个完整的城乡具有的不仅仅依靠单一产业复兴，而是拥有类似城市属性的丰富性和多样性的生活方式。

Conclusion
The realization of the ideal town is based on the superposition of the relationship between small and medium-sized towns and individual people; the basis of a stable and lasting relationship is that both sides can become better themselves.
Sustainable development, regional thinking and finding local solutions from a contemporary perspective are the values that run through the whole process of integrated design. The unique environmental background of Green peach town makes the program full of complexity and diversity, which fully reflects that a complete urban and rural area not only depends on the revival of a single industry, but also has a rich and diverse way of life with similar urban attributes.
